The gap

What mortgage rate will I actually get?

The 30-year fixed Freddie Mac PMMS national average is 7.28% as of Oct. 3, 2026. A headline rate is a national average. The offer you receive prices your credit, your fees, and your lock.

Fees sit outside the rate

APR, discount points, and lender credits decide whether a lower rate is actually cheaper. Two offers with the same note rate can cost different amounts at the closing table.

The weekly survey lags the market

Treasuries and mortgage bonds can reprice between Freddie Mac prints. A screenshot from last Thursday is already a different market if the 10-year moved.

One quote is a sample

The same loan amount, down payment, and lock period can clear at different APRs on the same morning. The average tells you the neighborhood. The Loan Estimate tells you the house.

The public signals behind the next move

The 30-day scenario on this page is modestly higher and more volatile, with a model score of +3 on a -10 to +10 scale. The cards below name the public signals behind that bias.

InflationStalled

August CPI held at 3.4% year over year and core ticked down only slightly to 2.4%, a pause in the disinflation trend rather than a fresh move lower.

JobsWeaker

September payrolls rose just 29,000, well short of the 84,000 forecast, and the unemployment rate ticked up to 4.2% from 4.1%, a second soft report in a row.

Fed guidanceHigher pressure

The Fed hiked rates 25 basis points on Sept. 16, its first hike since 2023, and most policymakers penciled in at least one more hike by year-end.

Treasury / MBSHigher pressure

The 10-year Treasury surged to roughly 5.1%-5.3% by early October, its highest level since 2007, pushing the 30-year PMMS print to 7.28%.

30-day view: compare now if timing matters

If you are under contract or shopping actively, the bigger risk is missing lender differences, not perfectly timing the market. Compare APR, fees, credits, and lock terms now, then ask about float-down policies.

Could push rates down

Cooler CPI, softer jobs, lower 10-year Treasury yields, narrower MBS spreads.

Could push rates up

Hot inflation, stronger payrolls, hawkish Fed language, wider mortgage-bond spreads.

Questions

What this page is for

The percentage on this page is a public national average. A lender sets your rate on a Loan Estimate.

What do I get on this page?

This week's national print for common loan types, a short read on why a headline rate and a Loan Estimate diverge, and links into the payment, affordability, and closing-cost calculators.

Is the percentage on this page my rate?

It is an illustrative national average from a public survey. A licensed lender sets your rate after pricing credit, loan size, occupancy, and program. Use the print as the benchmark, then compare written Loan Estimates.

Which surveys are named on the snapshot?

Freddie Mac's Primary Mortgage Market Survey for 30-year and 15-year fixed. Bankrate national averages for FHA, VA, and jumbo. Mortgage News Daily for daily direction. The provenance rail lists the vintage.

How current is the snapshot?

The snapshot and the outlook are refreshed weekly. The page shows the pull date and time. Between pulls, the bond market can move.

Do the calculators require an account?

No account. The payment, affordability, closing-cost, and PMI calculators run in the browser. They illustrate a figure. They do not open a loan file.

What should I do after I read the print?

Open today's rates for the full table and methodology, or estimate a payment with the same 30-year figure. When you want an offer, compare Loan Estimates from licensed lenders you choose.
